*The Great Outdoors RV Resort is private property. Self-contained 18′-or-longer motorhomes, fifth wheels and travel trailers only please. No pop-ups, tents or truck campers are allowed. No commercial vehicles or wrapped RVs are allowed.

Full year lease   $1450       All rates are per month.

*Rates subject to change on reservations made more than 12 months out.

*Minimum rental period is one month. Additional month/months discounted $100. Rental months must be consecutive to receive discount. (Full year lease already includes discounts.) Rent is due the first of every month. Cash, Check (US Bank), Credit Card, Zelle.

*Security Deposit $500. Due at reservation time with signed agreement. Security deposit is refundable, used towards last months rent.

*Cancellation, Monthly Rental: Security deposit refundable up to six weeks prior to rental start date.

*Cancellation, full year lease: Security deposit refundable up to 2 months prior to rental period. Cancelations within the full year lease period, will be subjected to rates applicable to the months rented. 

*Electric, cable, high speed internet, water, garbage collection and taxes included in rent. High speed router in mini suite.

Terms of the Agreement:

1. The Landlord have the right to inspect the premises without prior notice at any time to enforce the terms of this agreement.

2. The Tenants shall leave the premises in a good and ready to rent condition and  use the premises only in a safe and lawful manner. (Landlord responsible for cleaning between rents.)

3. The tenants shall follow trash guidelines according to TGO trash rules.

4. The Tenants shall pay for any damage done to the premises over and above normal wear and tear.

5. The Tenants shall not sublet the property.

6. The Tenants shall abide by TGO rules and have no more than 6 (six) persons residing or sleeping on the premises. 

7. The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create excessive noise or disturbances. Quiet hours are 11:00pm - 7:00am.

8. No Smoking inside the mini suite. Smoking is permitted outside.

9. The Tenants and Tenants' Guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss, which the Landlord may maintain on the property, does not cover the personal property of Tenants and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired.

10. We occasionally experience outages that are beyond our control.  We report outages as each occurs.  No refunds or compensation will be given for any outages.

11. Only legally owned firearms shall be allowed on the premises according to State and local laws.

12. Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property. 

13. Only  non-formaldehyde waste tank treatments allowed.  (As pertaining to TGO rules.)          

14. Tenant shall use the property for legal purposes only any other use, such as, but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. ; shall cause termination of this agreement with no refund of rents or deposits.

15. The property has a fire extinguisher and smoke alarm in mini suite. Tenant agrees to notify landlord if items need replaced.

16. Cable TV and internet is provided by the Landlord. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service.
